Project Overview:
This Rec. Facility for Calab Inc. entails of a complete renovation of the existing building. All work for "NCB 15004 BLK LOT P-7F (MISTY OAKS ANNEX)" are in code compliance according to the following items:
- 2018 International Building Code, IBC
- 2018 International Existing Building Code, IEBC
- 2018 International Fire Code, IFC
- 2018 International Mechanical Code, IMC
- 2018 International Plumbing Code, IPC
- 2018 International Energy Conservation Code, IECC
- 2017 National Electrical Code, NEC
- 2018 San Antonio Property Maintenance Code
The scope of work comprised of the following:
- Obtaining all necessary permits
- Working with and following guidelines of engineer/designer as necessary
- Installation of all safety equipment to meet ADA requirements including installation of Class 2-A Fire extinguishers, new emergency lights, new secondary wheel chair accessible exit, panic handles, etc.
- Demolition/removal of all existing ceiling grid, flooring, insulation, windows, garage door and specified interior walls.
- Excavation of concrete for rough in plumbing
- Reallocate all plumbing as necessary for a women's restroom, men's restroom, kitchen, and drinking water fountain all in accordance with ADA Regulations
- Framing of new walls as needed.
- Pour concrete to level ground
- Installation of new HVAC system
- Application of Polyurethane insulation to ceiling and installation of new insulation in attic
- Run new wires up to code for switches, recessed lighting, drop lighting, exhaust fans, smoke detectors, carbon monoxide detectors, ceiling fans, fluorescent lighting, wireless access points, wall mounted lights, weather proof outlets with GCFIs, etc.
- Installation of new drywall
- Installation of new windows
- Spray paint all interior walls
- Repair exterior stone walls as needed
- Paint and patch exterior wood siding as needed
- Stain concrete floor
- Installation of all new plumbing fixtures, electrical fixtures, grab bars, toilets, vanities, cabinets, etc. all in accordance with ADA regulations

The store was experiencing leaks from the fast food restaurant located above and was in need of urgent repairs. On-site estimate given and renovations complete within same week. Scope of work comprised of the following:
- Demolition of defected drywall and insulation
- Conduction of electrical inspection to determine repairs needed
- Removal of all trash
- Installation of new insulation
- Installation of new drywall
- Repairment of corners
- Tape and float joints
- Application of smooth texture to match existing
- Clean-up of floors with acid to eliminate any residue
